How each module works

Exit Ramp Engine

Where a landlord recovers possession in order to sell, the Act restricts re-letting and re-marketing for a protected period after possession is sought. ResiShield enforces that window before a notice is drafted, so a property cannot accidentally be re-listed inside the restricted period, which is one of the simplest ways to incur a penalty under the new regime.

Breaches of the Act can attract civil penalties of up to ÂŁ40,000, and tenants may apply for Rent Repayment Orders. Exact mechanisms and commencement dates are set out in the Act and its implementing regulations; ResiShield tracks them as they commence rather than asserting fixed dates here.

Due Diligence Scan

The Act introduces a PRS Database and a Landlord Ombudsman, expected from late 2026 onward. Due Diligence Scan checks a property or portfolio for missing registrations, a history of civil penalties or Rent Repayment Orders, and indicators of prior rental bidding, each translated into a defensible price-adjustment recommendation with the supporting evidence attached.

The scan is built on the same open-data structures used across the Property AI Lab, so each finding can be traced back to its source. It is decision support, not a valuation or legal opinion.

Stayers Console

Under the Act, rent increases are limited to once per year and must be served using the prescribed Section 13 process with the required notice; a tenant can refer the proposed rent to the First-tier Tribunal. Stayers Console runs that process, manages the periodic-tenancy structure, and logs pet and tenant requests with a documented, defensible decision.

It also prepares the maintenance triage that will sit under Awaab’s Law once it extends to the private rented sector, expected from late 2026 onward. ResiShield does not render live statutory calculations on this page; those belong inside the application when it launches.
